Initial Consultation
The process starts with a meeting at your home - to meet, discuss your problem and to provide advice on potential high-level solutions. We inspect your property, provide advice on the approvals process and review which services are required for your project. We then provide a fee proposal for the services that suit your needs.
Concept Design
We further review your brief in detail and formalise this in a return brief. We undertake a thorough review of authority controls, site restraints and a site analysis. After preparing and presenting our concept design, we assist with preliminary costings by builder or quantity surveyor.
Design Development
Upon approval of our concept and budget, the design is developed with specialist consultant input as required. External finishes are reviewed and explored in 3D so you can understand how the proposed design sits within its context.
Development Application
Documentation is completed as required for the submission of a Development Application for council approval. Specialised consultants works is coordinated for the submission, which we take care of for you via the NSW Government Planning Portal.
Detailed Design
We complete detailed documentation of all exterior and interior components of the design. Plans, sections, elevations and 3D perspective images are presented to explain the design intent for your approval. Finishes and fixtures samples are supplied to assist in the decision making process.
Tender Documentation
We produce documentation sufficient to obtain costings by building contractors, including drawings, schedules and specifications. We coordinate specialist consultants as required, such as structural and hydraulics engineers. We have relationships with a variety of high-quality builders or can help you select suitable tenderers for your project.
Tender Negotiation
We provide additional information to builders as required during the tender period, then we review all submissions received to ensure they have covered the complete design. We assist you select a tenderer after any value engineering of the design if required.
Contract Documentation
Once a builder is selected we prepare final contract documentation based on negotiated tender and any value management. We assist you select and prepare final building contracts for signing and facilitate the signing process with you.
Construction Certification
We coordinate and prepare documentation for construction certification, once you are ready to build. We coordination all specialist consultants and further council requirements as required.
Construction Services
We assist in administration of the selected building contract. We hold site meetings as required to inspect and certify progress claims and review the quality of works on site. We then undertake final defects inspections to ensure the works meet our high standards.
Handover
Welcome to your new home. We undertake rigorous inspections of all works to ensure they meet our expectations and quality standards. We coordinate any final works that need completion and can assist with those final touches - furniture selection, soft furnishings and landscaping elements. We are on hand at any time to assist.
